Over more than two decades working across Central Texas and the Brazos Valley, I’ve watched neighborhoods evolve, builders cycle in and out, pricing patterns shift, and buyer behavior change in ways that are highly location-specific. Factors such as institutional influence, relocation activity, rural adjacency, and long-term local ownership all affect how homes perform.

Two homes with similar features can experience very different outcomes depending on where they’re located, when they enter the market, and how buyers perceive that area. Helping clients understand those differences before they commit is one of the most important parts of my role.
