Is Oakmont in Bryan TX a Tract-Home Neighborhood?

By Raylene Lewis, REALTOR® | NextHome Realty Solutions BCS

Oakmont in Bryan is a neighborhood with multiple builders. In my experience showing homes there, it has more of a local and regional builder feel than the single-builder tract neighborhood buyers often have in mind. The differences show up in the exterior designs, floor plans, and interior finishes.

Before an Oakmont showing, buyers ask me, “How unique are the homes? Is it a tract neighborhood, or is it more of a local builder neighborhood?” They want to know how much variety they’ll actually see when we drive through and walk inside.

How much variety is there among Oakmont homes?

I like that Oakmont has a variety of builders. The community’s builder lineup includes several companies, and their homes can have different looks and layouts. That gives buyers more to compare than the same small set of plans from one builder.

Multiple builders does not mean every home is a one-of-a-kind custom design. The useful differences are the ones a buyer can see in the homes available to them: how the rooms connect, how much backyard remains, and which finishes the builder selected.

What do I mean when I describe the finishes as upgraded?

I like the workmanship and finish choices in the Oakmont homes I’ve shown. When buyers ask what I mean, I can point to specific details. The selections vary by house and builder.

Outside, I’ve seen many Oakmont homes with substantial brick or stone coverage and siding used as part of the exterior design. I pay attention to the sides and back as well as the front. The amount and placement of each material affect the look of the whole house.

Inside, examples include the faucet selections, a dishwasher with a stainless-steel tub, and the paint treatment. White ceilings with a separate wall color create a different appearance from using the same color throughout. Bedroom ceiling fans and tankless water heaters are other features I’ve noticed in Oakmont homes.

Those details help explain why a home feels more finished to a buyer. I still compare the actual fixtures, appliance models, and workmanship in that house. A familiar brand name or attractive finish doesn’t tell us everything about how a home was built.

Do buyers prefer a particular Oakmont phase?

I haven’t noticed my buyers consistently choosing one phase or builder section over another. They react more strongly to the lot, the backyard, and what’s inside the house.

A buyer may like a builder’s interior selections but need more outdoor space than that particular home offers. Another may find the layout they want in a different section. I don’t have a phase ranking to hand them; we compare the properties that address what they need.

What else affects the decision to buy in Oakmont?

The location near University Drive gets a positive reaction from buyers who work in Bryan, travel between Bryan and College Station, or need access to Texas A&M. The entrance, visible pool and park space, and maintained appearance also make a good first impression.

Price and other priorities can still change the decision. Some buyers decide to spend less overall. Others decide they’d prefer College Station at their budget. One buyer had selected an Oakmont house and had an offer drawn up before her own review of school options led her to prefer the curriculum features she wanted in College Station. Her priorities changed where she wanted to buy.

For buyers who want variety in the homes and appreciate a well-kept neighborhood, Oakmont gives us worthwhile choices to explore. The next step in my showings is comparing the actual house and yard with what brought that buyer there.
