Oakmont Resale vs. New Construction: What Buyers Actually Compare

By Raylene Lewis, REALTOR® | NextHome Realty Solutions BCS

When buyers compare resale and new construction in Oakmont in Bryan, completed improvements and the home’s condition can move the decision in either direction. Landscaping and interior details may make a resale more appealing. Worn paint or scratched floors may make a newer home look like the better choice at that price.

I’ve seen both reactions during Oakmont showings. The age of the house doesn’t settle the question.

When do the previous owner’s improvements matter?

One Oakmont resale we toured was only about two or three years old. The owners had done a great job with the landscaping and added interior accents, including shiplap, that went beyond what my buyer was finding in the new homes being considered.

The buyer liked those choices. They felt the home could give them the monthly payment they wanted along with upgrades they wouldn’t have to arrange themselves. The previous owners had already done work this buyer wanted done.

That is a meaningful difference when someone is comparing homes. Landscaping and interior projects require decisions, time, and money after the move. When a buyer likes the completed work, it can make a resale feel ready for the way they want to live.

When does a newer Oakmont home become more appealing?

In another Oakmont showing, the resale had flat paint and showed substantial wear. The buyer looked at the condition and price and preferred something newer in Oakmont. I’ve also had that reaction when a home’s wood floors had extensive pet scratches.

A home can have finishes a buyer likes and still leave them facing work they don’t want to take on. The visible wear changes what they’re comparing: the house as it stands, the work it would need, and the newer homes available at their budget.

How do the yard and layout affect that comparison?

In Oakmont, my buyers pay close attention to backyard space and the way the rooms are arranged. Those differences remain important even when one home has appealing owner-added improvements and another is brand new.

A landscaped yard still needs to offer the space the buyer wants. Interior accents need to come with a layout that works for them. A project the seller enjoyed completing may be something the next owner would change.

These decisions happen in other neighborhoods, too. In Oakmont, having both resale and new-construction choices makes the condition and included improvements worth comparing directly. The better choice depends on the work a buyer wants done and the work they’re willing to take on.
